According to our latest Construction Industry Monthly Snapshot Report, the residential sector led contract award activity with £2.1bn in February 2026. This marks a 36% increase from January’s performance. The sector Q1 contract award average now sits just above the same period last year.*
The success of the residential sector contract awards is owed largely to the two major residential schemes awarded in the Northwest:
- £286m Cambridge Halls – 2,330 Student Bed Studio Flats and Cluster Apartments
- £147m Tudor Place, Cherryfield Drive, Kirkby – 807 Houses
The third project contributing to the sector’s success is the £130m Kirkstall Road – 504 Flats & Retail Unit in Yorkshire and the Humber.

Cambridge Halls Student Accommodation Redevelopment Project Details
Graham Construction Limited has been awarded the £286m Cambridge Halls Redevelopment. View Project ID 12832063 to access full details.
The project consists of the demolition of the existing hall comprising 770 beds that were built in the 1990s and the erection of two buildings of 30 and 24 storeys that will house 2,302 beds. It will be equipped new communal spaces such as a new community health centre and sports pitches.
Project plans are designed for a BREEAM ‘Excellent’ rating with products such as photovoltaic solar panels, air source heat pumps, and more. Manufacturers can access the full materials list on the platform.
Construction can expect to begin in June 2026 and complete by January 2030.

David Wilson Homes has been awarded the £146.9m Tudor Place, Kirkby 807 Houses construction project in Liverpool. According to their website, David Wilson Homes is looking to turn this vacant lot into a ‘vibrant new community for Kirkby’. Clients can use Project ID 12223665 to access full project details.
The project consists of the erection of 278 four-bed, 416 three-bed, and 113 two-bed houses with access, parking, and landscaping following demolition.
Construction is set to begin in May 2026 with a projected end date of December 2029.

This mixed-use residential and retail construction project is currently confirmed on-site, having started in late February 2026.
