£10bn Northumberland Energy Park – New Cambois AI Data Centre Project

Northumberland Cambois Data Centre Campus Project Details

The £10bn Northumberland Energy Park New Cambois AI Data Centre project consists of the erection of 10 data centre buildings totalling up to 540,000 square metres gross internal area. The project also consists of ancillary structures, substation, emergency generators, perimeter fencing, extensive earthworks and other associated works.

The overall project is the highest-value data centre construction project planned in the UK, driven by rising AI and cloud demands within digital infrastructure.

Northumberland County Council has approved outline planning permission for investment giant Blackstone to build the data centre. The first phase of the enabling works has a target start-date of late 2025, with construction on the first phase of the data centres themselves to begin in 2026.

The North East is an AI Growth Zone

According to the UK Government’s website, the North East is set to be an AI Growth Zone which will provide more than 5,000 jobs and £30bn in private investment. 

Assigning the North East as an AI Growth Zone sets up the region to potentially be one of the largest data centre hubs in the UK and in Europe. Particular interests are set in Blyth and Cobalt Park close to Newcastle. 

The UK Government states that setting the North East as an AI Growth Zone will help the local economy with jobs and upskilling, AI education in local universities, increase productivity in sectors like manufacturing and healthcare, and provide opportunities to new scientific breakthroughs. 

Blackstone Group International Limited has committed £10bn to the Northumberland Energy Park data centre campus.
