G Park Docklands: The £3bn Data Centre Construction Project Reshaping East London

Few projects illustrate this shift better than G Park Docklands in East London, a landmark development that is set to become one of the largest and most strategically important data centre campuses in the capital.

With a combined development value of approximately £3bn, the G Park Docklands masterplan represents far more than a traditional data centre scheme. It is a major regeneration project, delivering hyperscale digital infrastructure, public realm improvements, community facilities and long-term employment opportunities on a previously underutilised industrial site in Newham.

What Is G Park Docklands?

Situated in the Royal Docks area of East London, the G Park Docklands masterplan will transform a longstanding brownfield site into a large-scale digital infrastructure campus.

The overarching redevelopment includes data centres, storage facilities, office space, multi-function buildings, landscaping works, new access arrangements and supporting infrastructure.

At full completion, the site will establish a major digital hub within London’s Docklands corridor, reinforcing East London’s role as one of Europe’s most important connectivity locations.

Project Olympus – G Park 1 London Docklands

Value: £1.5bn

Start date: Q1 2026
Completion date: Q3 2028

The project comprises extensive site-wide enabling works, including ground remediation, earthworks, utility infrastructure upgrades, site level enhancements, new access arrangements, security measures and road realignment. The main phase will deliver a 64,245 sq m hyperscale data centre, complete with a dedicated gatehouse, substation, sprinkler building and high-quality landscaped public realm.

G Park 1 Data Centre Fit Out

Value: £30m

Start date: Q1 2027
Completion date: Q2 2027

Following shell-and-core delivery, specialist fit-out works will complete the operational infrastructure required to bring the facility online.

Given the scale of modern hyperscale environments, fit-out phases increasingly involve significant investment in cooling systems, power distribution, security infrastructure and high-density server environments. This package therefore represents a critical stage in delivering usable digital capacity to end users.

G Park Docklands – Multi Function Building

Value: £2.9m

Start date: September 2026
Completion date: September 2027

While the data centres dominate headlines, the community-focused Multi-Function Building demonstrates the broader ambitions of the Docklands masterplan.

The development will deliver a flexible community facility with associated landscaping, car parking, 28 cycle spaces and improved access, helping to create a more connected and accessible environment within the wider scheme.

G Park 2 London Docklands – 70MW Data Centres (Building 2 & 3)

Value: £1.2bn

Start date: November 2026
Completion date: November 2028

Building on the success of Project Olympus, this phase will deliver two additional 70MW data centres, complemented by storage and office facilities, community-focused multi-function buildings, landscaping enhancements and associated infrastructure works.
